A landlord should use the Alabama rental application to screen and process a probably tenant’s credit and background information. The information should be used to determine if a person is deemed to be qualified for a lease agreement. As per Alabama law, any property owner or manager is able to collect a reasonable processing fee at the time of acceptance. The fee does not have to be refunded in the event the tenant is not approved for a lease.
The tenant should be directed to fill in the following;
- Name (First, Middle, Last)
- Date of Birth (D.O.B)
- Present Address
- Current Landlord
- Telephone Number
- Present Employer as well as any Previous
- Monthly Income
- Spouse (if any) and Employment including Income
- Personal References
- Emergency Contact Information
- List of Occupants
- Pets (if any)
- Vehicles (if any)
- Credit Information including Bank Account Numbers
- Background Information such as if you have been convicted of a crime and/or if you have filed for bankruptcy
The application may take up to forty-eight (48) hours to process but may be only fifteen minutes of the person only decides to review your credit score. Upon approval, the tenant will be issued a lease and all Deposits including Security should be paid up-front.
