The Delaware month to month rental agreement, alternatively known as a ‘Tenancy at Will’, is a lease type where both the landlord and tenant are only bound to the contract on a thirty (30) day basis. If either party decides that they wish to cancel the agreement, they must let the other party know by submitting notice within sixty (60) days. This notice should be done via Certified Mail unless you are able to hand-deliver the notice but make sure to get a signed receipt from the receiver.
The agreement may only be cancelled earlier if;
Both parties mutually agree to end the tenancy;
The landlord proposes changes to the agreement, then the tenant may give fifteen (15) day notice of canceling the agreement.
