The Kentucky month to month lease, or tenancy at will, is a rental contract between a landlord and tenant that renews on the first (1st) of every month upon payment by the lessee. Either party has the decision to cancel or modify the agreement with at least thirty (30) days notice from the next periodic payment.
A landlord should obtain information of the tenant’s credit and financial information through the rental application in order to make a decision to assign them a lease. This is highly recommended due to the landlord having to deal with the same eviction laws as long-term tenants.
Required Disclosure Forms
Lead-Paint – This type of paint was used in general constructed prior to it’s illegalization in 1978. There this form must be delegated to all tenant(s) living in residences built before that date.
Tenant Move-in Checklist – Must be given to every tenant in order to give them protection over their Security Deposit (if any).
