A North Dakota Sublet Agreement is designed for a tenant (known as the sublessor) who wishes to rent out all or part of the property they are leasing to another party (known as the sublessee). Most One Year Leases will have a clause devoted to subleasing, and will usually require the landlord’s written permission before signing a Sublet Agreement.
Regardless of the terms of a Sublet Agreement, the sublessor is still responsible for the rent specified in the original Lease, as well as making sure that the entirety of the original Lease is abided by. If rent goes unpaid or if the sublessee violates the terms of the original Lease, both sublessor and sublessee could face eviction. One should therefore be careful about signing a sublet agreement, and may want the sublessee to complete a Rental Application Form.
