A Nevada Rental Application Form is not a legal document, but a type of application that a landlord will use to look into a potential tenant’s fiscal and rental history, in order to minimize the risk of signing a long term lease with a tenant who is unable to maintain it. A landlord has the right to charge a nonrefundable fee for this application.

As eviction is a long and expensive process, with no guarantee of getting the money a landlord is owed returned, no landlord wants to sign a lease with a tenant who will violate the lease. As such this application will check to ensure that the applicant has been a model tenant in previous leases and has the financial capability to pay the rent.

While it is primarily used to help landlords, a rental application form can also be useful to a tenant with an exemplary rental history. Any worthwhile property will have multiple applicants and a good application can help a potential tenant stand out from less qualified applicants. In order to be prepared for a rental application, the applicant should have easy access to their social security number, proof of work history (pay stubs and the like) and the names and contact information for any landlords the tenant wishes to use references.
