The Arkansas monthly lease agreement, or tenancy at will, is a contract between a lessor and lessee that outlines a rental arrangement where the tenant renews every month via their payment to the landlord every month. This type of contract is unique in that either party has the right to cancel or make a modification to the agreement with at least thirty (30) days notice to one another. This notice is highly recommended to be sent via Certified Mail and collecting the return receipt to for your records.


It is advocated that all new tenants be screened through an application to verify their qualifications including; residence history, employment, monthly income (often times a tax return is requested), and any other information requested by the landlord.

Lead Based Paint

The landlord should be aware that if the residential dwelling was built prior to 1978, that the lead based paint disclosure form is to be attached to the agreement.
