The Arizona sublease agreement, also referred to as a ‘Roommate Agreement’, is a rental contract that permits a current tenant on the property to allow another tenant, or “Sub-Tenant”, to occupy space for payment. The landlord must usually be notified as most standard lease agreements bar the use of subletting on the premises.

Helpful Tips

The original tenant, after the sublease is signed, will be subject to the same legal and financial exposure as a property owner would in terms of; damage to the property, nonpayment of rent, and any possible evictions. Therefore the original tenant should take any sub-tenants seriously and put them through a credit and background check with an application to ensure that they are able to pay rent and have a decent rental history.
