The California Standard Residential Lease Agreement is a binding contract between a person that is residing in residential space in a trade for monthly payment to the owner. The person(s) living in the space is known as the “tenant” and the property owner is the “landlord”. Both are mutually bound to the terms and conditions of the signed agreement.

Typically a landlord will perform a credit check on the tenant to ensure financial stability. At the landlord’s option they may choose to also require employment, income, and a more thorough background examination.
