The Iowa month to month rental agreement is a form used by landlords and tenants seeking a short-term arrangement that is not bound by a fixed term. Also known as a ‘Tenancy at Will’, the main advantage versus a standard lease is that either party may decide to change the agreement or cancel with thirty (30) days’ notice. Notice must usually be in a Certified Mailing (incl. Return Receipt) but may be any way as specified in the agreement.
As with all standard lease agreements, the landlord is advised to screen the potential tenant through a rental application. The eviction process for short term leases is the same for long term, and therefore the landlord should make no exception with a tenancy at will.
